Located in the small rural village of Bioucas, parish of Souto, municipality of Abrantes, in central Portugal - between Tomar and Abrantes, close to the Castelo de Bode reservoir.

950 meters from the property there is a small lake with crystal-clear water, reaching around 23oC in summer - great for swimming, fishing and diving surrounded by nature.

Bioucas is a small, quiet village with no shops or cafés of its own, but there are good options nearby: on Tuesdays, Thursdays and Saturdays you can order organic local produce; a baker passes through the village every morning except Sunday; and on Sunday mornings bread, pastries and regional cheeses are sold by the church in Souto, 2 km away. In summer, the local recreational association serves light meals for lunch and dinner.

The nearest supermarkets are in Carvalhal, 7 km away, with a wider choice in Abrantes and Tomar.

Within a 15 km radius there is an excellent choice of restaurants in Sardoal, Constância, Vila de Rei and Abrantes, known for traditional Ribatejo cuisine and Abrantes' convent-style pastries.

The region is rich in history and nature: Tomar and its Convent of Christ, the town of Abrantes, the Castelo de Bode dam and reservoir, and the Festa dos Tabuleiros festival in Tomar.
